Custom sitting

Holdings sitting

Before we draw a portfolio dashboard commission we spend a morning on the stock list with the asset manager. The sitting is the difference between plates the chair will use and a pile of charts nobody asked for.

Quiet table prepared for a working sitting

What the morning is for

You bring the rent roll, tenancy schedule, last valuation extract, and a note of lots under offer. We mark which views the next investment committee will actually open: occupancy, like-for-like versus stock change, WALE that isolates dominant covenants, lot mix by floorspace and by rent, and whether an estate map is worth an A1.

We also settle tenant-name rules. Some mandates print occupiers in full; others will only allow a sector label on a map that might leave the building.

Where it happens

Most sittings are at 71 Cunnery Rd, Magdalen Laver, CM5 1WF, United Kingdom, from half past nine. If the schedules are bulky or the accountant cannot travel, we come to your office in England. Telephone 07900922757 if you need to check trains and timing.

What you leave with

  • A written plate list, including what we will not draw
  • A source checklist with the mismatches we already spotted
  • A fee range for the commission that follows, if you want one

The sitting does not include finished artwork. That is the portfolio dashboard commission.

Fee and next step
