Scope
Up to 80 lots in a single fund or mandate, using tenancy schedules, rent rolls, and the latest valuation extract you supply. We draw occupancy, like-for-like income, void and capex, covenant mix, and WALE — not a live feed.

Who draws it
Drawn in-house by Toolkitcraftcore’s visualisation pair in Magdalen Laver, with a named contact for the life of the commission.
How the work runs
- You send a rent roll, tenancy schedule, and the last two valuation extracts.
- We hold a holdings sitting to agree which views the committee actually uses.
- Draft plates go back within ten working days for a typical 40-lot industrial mandate.
- We revise once, then supply print files and a short reading note for the chair.
Time
Three to five weeks from a complete source pack, depending on lot count and how many source files disagree with each other.
Where and how it is delivered
Work is drawn at 71 Cunnery Rd. Sittings can be held there or at your office. Files are delivered by encrypted transfer; printed maps can be couriered in England.
What to prepare
Nominate one person who can answer questions about voids, outstanding rent, and which lots sit outside the core mandate. Clean column headers help; we will still reconcile duplicates.
Limits we will not blur
We will not invent occupancy where the schedule is silent. Mixed currencies or non-UK lots need a separate brief. Committee branding must be supplied as vector artwork if you want it on every plate.
Fees
Quoted per mandate. Recent 30–50 lot industrial packs have landed between £4,800 and £8,600 plus VAT. Larger mixed-use funds are scoped after the holdings sitting.
