Terms of engagement

These terms apply when you ask Toolkitcraftcore to hold a holdings sitting, draw plates, write narrative pages, or otherwise work from your rent roll and related schedules. By sending a brief or paying a deposit you accept them. If a signed engagement letter exists for a named fund, that letter prevails where it conflicts with this page.

The work

We supply drawings, maps, and short written commentary based on sources you provide. We do not give valuation opinions, legal advice, or credit decisions. We do not operate a live feed of your lots. Committee use of the pack remains your responsibility.

Your sources

You warrant that you may share the rent roll, tenancy schedule, plans, and tenant names you send us. If a mandate requires occupiers to be withheld, you must say so before we draw. Extra redaction after proofs may be charged as additional work.

Intellectual property

Until invoices for that engagement are paid, copyright in the plates remains with Toolkitcraftcore. On payment you receive a licence to use the pack inside the named fund’s investment committee and board, including print and PDF circulation to directors and professional advisers on that mandate. You may not resell the plates, use them as a house style for unrelated funds, or present them as a live product belonging to a third party. Underlying source data remains yours.

Liability

We draw from the files you supply. We are not liable for occupancy, income, or lease facts that those files omit or state incorrectly. Our aggregate liability for an engagement is limited to the fees paid for that engagement, except where the law of England and Wales does not allow a limit (including death or personal injury caused by negligence, or fraud). We are not liable for lost deals, delayed committees, or reputational harm that follows a chair’s reading of the pack.

Confidentiality

We keep tenant schedules and valuation extracts confidential and use them only to perform the engagement, unless the law requires disclosure.

Governing law

These terms are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction. References to the United Kingdom on this site do not create a separate Scots or Northern Irish governing-law clause unless an engagement letter says otherwise.
